Method and assumptions
Figur subtracts the down payment from the home price and calculates fixed monthly principal and interest with the standard amortization formula. Each month it calculates interest on the remaining balance, applies the scheduled payment, then applies any extra principal assigned to that month.
- The interest rate is fixed, divided by 12, and the scheduled principal-and-interest payment stays constant over the selected 15 or 30 years.
- Extra payments are applied to principal in the month of the entered date; this monthly model does not calculate daily interest between dates.
- Property tax, insurance, PMI, and HOA are optional monthly estimates and do not change the loan amortization.
- Closing costs, points, fees, prepayment penalties, escrow changes, and lender-specific rules are excluded.
